USE OF LCV APARTMENT (Owners Only)

Week 1 - Week 35, 2012

1. The Board approved the owners use of the Apartment that includes:

Floating weeks 1-23 of 2012

Fixed weeks 24-35 of 2012 

2. Reservations may be made for a full week only, beginning at 9:00 a.m. (call-in or in person) on Tuesday, October 18, 2011, for 2012 reservations. Reservations for full weeks would be from Friday-Friday.
3. Reservations for Partial weeks (3-day minimum) may be made within 14 days prior to the check-in date.
4. Fees are as follows:

Floating weeks: $448/week (2 Bedroom maintenance fees)

Fixed weeks: $558/week (2 Bedroom/loft maintenance fees)

Partial weeks (3-day minimum) during floating time: $65/day (2 BR rate)

5. Only LCV owners may make a reservation; only LCV owners may check-in; and the LCV owner must be on-site.
6. Only one full or partial week per owner may be reserved at the dates listed above. Additional full or partial weeks during floating time may also be reserved within 7 days of the check-in date.
7. Maximum occupancy is 8; however, it is not recommended for 8 adults.
8. Owners will be informed of this via the fall newsletter, Annual Owners’ meeting, the web-site, at wine/cheese gatherings, and handouts in the Office.
9. All maintenance fees on all weeks owned must be current before an owner makes a reservation. For 2012 reservations, all maintenance fees must be paid 3 weeks prior to check-in or no later than January 31, 2012, whichever is earlier.
10. The same Rules and Regulations would apply to the apartment as for the 18 timeshare units, except for the section on cancellation of floating week reservations.
11. Payment for apartment use must be made within 3 weeks of making the reservation or prior to check-in, whichever is earlier. There will be no refunds made by Lake Carlos Villas. However, an owner may transfer the reservation to another owner, and may subsequently reserve another week/partial week.

You may reserve time at Lake Carlos Villas (LCV) up to 6 months in advance at the following very attractive partial dues rates.
                                     2 Bedroom @ $65/night
                              2 Bedroom with loft @ $80/night
                                     3 Bedroom @ $95/night

     1.  LCV Owners must be current on dues for all weeks owned.
     2.  Non-LCV Owners may reserve time by paying a non-refundable one night deposit for the first night at the time of making reservation.
     3.  Reservations are dependent upon availability.  Current availability in weeks 1-15 and 45-50.  
     4.  Reservations may be rescheduled depending upon availability at no additional charge.
     5.  Minimum stay is 3 nights.
